1. Bookings & Payments
- All bookings must be made in advance and are subject to availability.
- A non refundable deposit (or full payment for short notice bookings) is required to secure your reservation.
- The remaining balance must be paid no later than 7 days before arrival, unless otherwise agreed in writing.
- Bookings made within 7 days of arrival must be paid in full at the time of booking.
- We reserve the right to refuse or cancel bookings at our discretion. If a booking is cancelled by us for operational or safety reasons, a full refund will be issued.
2. Check in & Check out
- Check in is from 3:00pm on the day of arrival.
- Check out is by 11:00am on the day of departure.
- Arrivals after 8:00pm must be agreed in advance.
- Late departures may incur additional charges.
- No refunds are given for late arrivals or early departures.
3. Cancellations, Amendments & Refunds
- Deposits are non refundable.
- Cancellations made within 7 days of arrival are non refundable.
- Amendments to bookings may incur an administration fee.
- No refunds are given for early departure, adverse weather, or unused nights.
- Guests are encouraged to take out holiday insurance to cover unexpected cancellations.
4. Site Rules & Behaviour
- Quiet hours apply between 10:00pm and 7:00am.
- Noise must be kept to a reasonable level at all times.
- Please respect fellow guests, wildlife, and neighbouring properties.
- Access to the site is restricted to registered guests only.
- Management reserves the right to terminate a stay without refund if behaviour causes disturbance, nuisance, or risk to others.
5. Vehicles & Parking
- Vehicles must be parked in designated areas only.
- A maximum speed limit of 5 mph applies throughout the site.
- Vehicle movement is discouraged between 10:00pm and 7:00am for safety and noise control.
- Only one vehicle per pitch unless agreed in advance; additional vehicles may incur a charge.
- Electric vehicle charging from campsite sockets or pods is strictly prohibited for safety and insurance reasons.
6. Fires, Fire Pits & BBQs
- Campfires and BBQs are permitted only in designated areas or approved fire pits.
- Open fires may be restricted during dry weather or at management discretion.
- Fires must never be left unattended and must be fully extinguished after use.
- Only suitable firewood may be used; no scavenging of wood from the site.
- Fireworks, sky lanterns, and similar items are strictly prohibited.
7. Pets
- Pets are permitted only with prior agreement.
- Dogs must be kept on a lead at all times.
- Owners must clean up after their pets.
- Pets must not be left unattended.
- We reserve the right to request removal of any pet that causes disturbance or poses a risk.
- Certain breeds may be restricted under the Dangerous Dogs Act.
8. Children & Safety
- Children must be supervised by a responsible adult at all times.
- Children must not play around vehicles, fire pits, or farm equipment.
- The campsite accepts no responsibility for accidents or injuries occurring on site.
9. Glamping Landpods
- Landpods must be treated with care and left clean and tidy.
- Guests are responsible for any damage to the pod, furnishings, or contents.
- A £50 refundable damage deposit applies (see Section 10).
- Smoking, vaping, candles, and open flames are strictly prohibited inside the pods.
- No cooking appliances are permitted inside the pods.
- Furniture and equipment must not be moved without permission.
- Only the number of guests specified at booking may occupy the pod.
- Keys must be returned on departure; lost keys will incur a replacement charge.
- EV charging from pod sockets is not permitted.
10. Damage, Loss & Liability
Damage Deposit
- A £50 refundable damage deposit is required for all Glamping Landpod and Garden Bar bookings.
- The deposit will be refunded after departure once the accommodation and facilities have been inspected and confirmed to be clean, undamaged, and with all equipment present.
- If the cost of repair, replacement, or additional cleaning exceeds £50, the guest is liable for the full amount.
- Failure to pay for damages or losses may result in recovery of costs.
General Liability
- Guests are responsible for any damage caused to property, facilities, or equipment.
- We are not liable for loss, theft, or damage to personal belongings.
- Guests use the campsite and its facilities at their own risk.
- We accept no liability for weather conditions, wildlife, or natural events beyond our control.
- Management reserves the right to refuse entry or repossess accommodation if necessary for safety or operational reasons.
11. Garden Bar – Use, Cleanliness & Equipment
- The Garden Bar and all associated equipment must be left clean, tidy, and fully serviceable at the end of your stay.
- All glasses, utensils, surfaces, and equipment must be cleaned after use.
- Guests are responsible for ensuring that no items are damaged, broken, or removed from the Garden Bar area.
- Any missing, damaged, or non functional items must be reported on the day of check in.
- Failure to report issues on arrival may result in guests being held responsible.
- Any damage, breakages, missing items, or excessive cleaning requirements may result in charges that exceed the £50 deposit.
12. Health, Safety & Emergencies
- Guests must comply with all safety instructions, signage, and guidance provided on site.
- Please report any hazards or incidents immediately.

13. Right to Refuse Service
We reserve the right to refuse entry or require guests to leave the site without refund if they:
- Break campsite rules
- Cause disturbance or nuisance
- Behave in a way that risks the safety or wellbeing of others
- Damage property or facilities
14. Data Protection
- Personal information collected during booking is used only for reservation and communication purposes.
- Data is handled in accordance with UK data protection laws.
- Information is retained only for as long as necessary for operational and legal purposes.
15. Changes to Terms
- We reserve the right to amend these Terms & Conditions at any time.
- The version in effect at the time of booking will apply.
16. Pond Safety
- The pond area is a natural feature and must be treated with care and respect.
- Swimming, paddling, or entering the water is strictly prohibited.
- Children and pets must be supervised at all times near the pond.
- Guests are responsible for their own safety when walking or relaxing near the water.
- The campsite accepts no liability for accidents, injuries, or loss resulting from failure to follow these guidelines.
